REG. ACCOUNTANT, PROPERTY MGMTThe Property Accountant is responsible for supporting the Regional Accounting Manager with a set of assigned properties' financial records. Must be familiar with all aspects of property management accounting. The Property Accountant is directly responsible for the properties' accounting functions such as posting transactions, running reports, reconciling accounts, and interacting with the community managers and Regional Managers.Produce monthly financial statements for a large property portfolioReconcile and prepare the general ledger and provide full documented support for the reported balancesReports to: Regional Accounting ManagerSupervisory Responsibilities: This position has no supervisory responsibilitiesJob Classification: Regular, Full Time, Non-ExemptJOB DUTIES AND RESPONSIBILITIES:Working knowledge of basic accounting principles for application of day to day responsibilitiesPrepares monthly journal entries and accruals as requiredProcesses resident subsidy payments and adjustments, resolving any discrepancies as necessary in a timely mannerProcesses A/P entries such as utilities and invoices received at the corporate officeProcesses monthly loan payments and reconciles mortgage impound balances accordinglyWorks closely with Community Managers and Regional Property Managers to help reconcile tenant accounts/ledgersParticipates in preparing and auditing materials requiring analysis of supporting documents and ensures that all entries are entered into the system accuratelyAssists Regional Accounting Manager with property taxes and insurance allocationsReconcile all bank accounts and general ledger accounts associated with the assigned portfolio.Monitor General Ledger activity and coordinate with Regional Property Managers to identify eligible replacement reserve expenses, draft written requests to access funds and submit to applicable affiliate associated with the assigned portfolio.Generate appropriate tax accruals and impounds for an assigned portfolio.Prepare the debt service data for the annual property budgets associated with the assigned portfolio and provide other input for the budget as requested.Assist with the preparation of year-end audit work papers.Generate and issue various reports to shareholders and affiliates within the required due date parameters.As directed, maintains whatever spreadsheets and/or tracking logs are required by department operations.Performs all other duties as determined and directed by management.REQUIRED SKILLS, QUALIFICATIONS AND ABILITIES:To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. Experience in propertymanagement accounting is desired.Language SkillsAbility to read and interpret documents such as operating, procedural manuals, and safety documents. Ability to write routine reports and correspondence. Ability to interact/communicate effectively in a professional and pleasant manner with Vendors, Affiliates, Stakeholders, Corporate Shareholders and Company Employees.Mathematical SkillsKnowledge of basic accounting principles and General Ledger activity. Ability to effectivelyreconcile account balances, calculate figures and amounts, and apply basic math concepts.Technical KnowledgeAbility to operate proficiently within Microsoft Office Programs such as Excel, Word and Outlook and the in-house property management software program. Ability to operate a 10-key with speed and accuracy, fax, copier/scanner, telephone, personal computer, and typewriter.Reasoning AbilitiesAbility to apply principles of logical thinking to a variety of practical situations and accuratelyfollows standardized procedures that may occasionally call for minor deviations. Must be able tothink rationally beyond a specific set of instructions. Must be able to work at a fast pace, performduties while under pressure and meet deadlines in a timely manner.Physical DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
